Fireplace and braai work in Sea Point

Sea Point is mostly apartments, and that makes it the most constrained area we work in. A flue cannot usually pass through a shared roof, and a body corporate is rarely enthusiastic about the idea. So the honest answer in most Sea Point buildings is a gas fireplace: a balanced-flue unit vents horizontally through an external wall, needs no chimney, and comes with the Certificate of Compliance your building manager and insurer will both want to see.

Where a flue route does exist, usually in the older Victorian and Edwardian homes along the High Level Road side and in Fresnaye, a closed-combustion insert into the existing hearth is the better result. Those chimneys are typically a century old and need lining before they will draw reliably, which is a job worth doing properly rather than cheaply.

Salt air is unavoidable here. Every external component we fit in Sea Point, Bantry Bay and Three Anchor Bay is marine-grade 316 stainless, because anything else is a warranty claim waiting to happen.

What matters locally

Apartments. Balanced-flue gas fireplaces vent through an external wall, so no shared-roof penetration is needed. Certificate of Compliance included.

Body corporates. We prepare the documentation and handle the approval rather than leaving it with you.

Can I have a fireplace in a Sea Point apartment?

Usually yes, as a gas unit. A balanced-flue gas fireplace vents horizontally through an external wall, so it needs no chimney and no shared-roof penetration, which is what body corporates object to. It is installed with a Certificate of Compliance.

Will the body corporate need to approve it?

Almost always. We prepare the technical documentation, the compliance paperwork and the installation detail so the trustees have something concrete to approve. We have done this often enough in Atlantic Seaboard buildings to know what they ask for.

My Fresnaye home has an original fireplace that will not draw. Can it be fixed?

Usually. Century-old masonry chimneys are often unlined, partially blocked or oversized for a modern unit. Lining the chimney with stainless, sized to the new insert, is what makes the draw reliable, and it keeps the original fireplace look intact.

Is sea air a problem this close to the water?

Yes, and Sea Point is as exposed as it gets. Standard galvanised flue components corrode within a few seasons here, so we use marine-grade 316 stainless on every external part as standard rather than as an option.

Do you charge a call-out fee for Sea Point?
