Yes. Salt-laden air corrodes standard galvanised flue pipe, cowls and flashings, and on beachfront properties we regularly replace flues that are only five or six years old. For homes within roughly a kilometre of the sea we specify marine-grade 316 stainless — it costs more up front and lasts several times longer.
Often yes. Wall-mounted gas and bio-ethanol units are the usual answer where a flue cannot pass through a shared roof. Where a flue is possible we handle the body-corporate approval and the roof penetration sealing.

Usually. Downdraught on exposed coastal sites is nearly always a flue height or cowl problem. We fit anti-downdraught cowls, extend short flues and check for negative pressure from extractor fans — a site visit tells us which it is.
