Fireplace and braai work in Southern Suburbs

The Southern Suburbs have the oldest and best housing stock in our working area, and nearly every job here starts with a chimney that already exists. Claremont, Newlands, Rondebosch and Bishopscourt are full of homes built with proper fireplaces that have been sitting decorative for decades, throwing most of their heat straight up the flue.

Converting one of those open hearths to closed combustion is the single highest-value job we do. The original fireplace and chimney breast stay exactly as they are, an insert fits into the existing opening, and the same armful of wood that used to warm nobody now heats the whole room. Most of these chimneys need lining first, because a century-old unlined masonry flue will not draw reliably for a modern sealed unit.

The other Southern Suburbs constant is damp. Newlands is the wettest suburb in Cape Town and the winter cold here is the penetrating kind rather than the extreme kind. Dry radiant heat from a closed-combustion unit does more for a damp Newlands lounge than any amount of electric heating, and it addresses the mould problem at the same time.

Southern Suburbs FAQs

Can my original Claremont fireplace be converted?

Usually yes, and it is the most common job we do in the Southern Suburbs. A closed-combustion insert fits into the existing opening, so the original surround and chimney breast are untouched. The chimney normally needs lining first, which is what makes the draw reliable.

Why does my old chimney smoke?

Old masonry chimneys are often unlined, oversized for a modern unit, or partially blocked after years of disuse. All three cause poor draw. A sweep and an inspection will identify which, and lining the flue solves the oversizing problem permanently.

Will a fireplace help with damp in Newlands?

Considerably. The winter problem in Newlands and Bishopscourt is penetrating damp rather than extreme cold, and dry radiant heat from a closed-combustion unit dries the room in a way electric heating does not. It makes a real difference to mould on cold external walls.

Do you work on heritage properties?

Yes, carefully. We convert original hearths, line old chimneys and match finishes, working without damaging original brickwork, mantels or plasterwork. Where a property has heritage protections we work within them rather than around them.

What does a conversion cost?

Installation labour runs R3,500 to R4,800. Chimney relining starts at about R8,500 depending on the flue length and access. A complete insert conversion including the unit typically lands between R18,000 and R45,000.
